Company Policies
Rent
All rent payments are due on the 1st of each month.
Late Fees
Late fees are applied to rent at 1200 AM on the 6th of each month.
Late fees are $35.00
Late fees will still apply if rent is split into multiple payments.
External Water Usage
Tenants may not use any out water faucets. Washing cars, furniture, etc is prohibited.
Court Fees
Court procedures will start by the 10th of each month.
Procedure 1 (Failure to Pay Rent Notice) the court fee is $55.00.
Procedure 2 (Eviction Notice) the court fee is $50.00
Tidiness
All common areas such as the foyer, front yard, and backyard areas are to be kept clear of all personal belongings. Any unauthorized use of these common areas for personal storage will result in those personal items being disposed of.
Pets
All pets such as snakes, turtles, hamsters, etc are to be kept inside of a designated cage.
While cats are allowed to be kept as pets, Dogs are not. (No exceptions)
Loud Noise
A loud noises such as music, construction, parties, etc is not allowed after 9:30 PM
Lease
Month to month lease has a 11% increase of the current rental agreement. (Ex. $850/m + 11% = $943.50)
Infractions
When a tenant is late an infraction mark is issued. When the tenant is issue 4 or more infractions, the company may not issue the tenant an option to renew the lease.
For Your Safety
Please notify office in cases of potential fire hazards within property.
The company does not permit the use of appliances such as mini-refrigerator, microwave, portable ovens, etc. in bedrooms, dens, etc.
Inspections
A Notice to Enter will be issued via email or paper notification within 48 hours of entry. Tenant does not have to be at the residence but, is highly recommended.
